The first is residential landlords who have garages that are either a part of the dwelling they rent to tenants or that are on the same property. As such, the rental income for the garage or garages on the property is included as a part of the overall charge.

The second category of landlord covers garages which are rented independently from dwellings. This tends to come about when there is a block of garages on the edge of a housing estate, where the garages are rented by local customers who might live some distance from the block. In order to maximise the rental incomes of either sort of garage, it is essential to carry out regular maintenance.

What do private landlords need to know about the maintenance of their garage stock?

Doors

One of the chief reasons for complaints that landlords and letting agents receive from tenants about their garages is the state of the doors. As it is the only moving part of a garage, generally speaking, the door is most liable to be damaged by everyday use, plus wear and tear. Garage door repairs can be costly if they are not carried out by experts in the industry and if problems are left unresolved for a long time. Therefore, landlords should carry out regular garage door service, which means they should be inspected regularly. Small problems are then picked up before they become major headaches to deal with, potentially meaning that the entire door needs to be replaced.

Locks and Security

Along with a door that opens and shuts correctly, garages need to be able to be secured properly by tenants in order for their contents to remain safe. Remember that few garage tenants actually store cars in their garage. Therefore, landlords should ensure that the locking mechanism of their garage is in good working order. When an audit is taken of your garage stock, ensure that the locks properly secure the door at more than one point so they cannot be forced open. Many landlords choose to fit padlocks these days because they offer a greater level of security.

Roofs

Garage roofs are another potential problem area for landlords. Leaking roofs can go undetected, especially when the tenants do not access their garage on a regular basis. Roof inspections of garage blocks will help to identify any potential problem areas. Look for areas where water might gather or guttering that may have become blocked. If you are inspecting on a hot day, a tell-tale sign of a leaking garage roof is water staining that you might see left over after a downpour.
